Planning
1. Let's talk
During your complimentary consultation, we’ll explore your vision, gather details, and determine which of our talented design partners best fits your new home design style. We’ll also introduce our proven process for planning your project, focusing on budget, selections, and schedule.
2. Foundation of your vision
We begin by crafting the conceptual architectural floor plan and elevation, incorporating site surveying and necessary engineering. Our team also collaborates with your local building department to navigate ordinances, utilities, and permitting requirements, ensuring a smooth start to your project.
3. Bringing your vision to life
This phase focuses on finalizing the schematic architectural and interior design plans, along with the civil site plan. You’ll collaborate with our interior designer, trusted vendors, and trade partners to select finishes and systems that personalize your home. With these details, we provide an accurate cost estimate and define your budget.
4. Ready to build
In this final phase, we complete your home’s design with finalized construction documents and prepare your plans for permitting. With precise budgeting and custom selections in place, your project is fully ready to move forward. A construction agreement is finalized, ensuring a seamless transition to building your dream home.
Construction
1. Your dedicated team
An experienced project manager will oversee every aspect of your build, including scheduling, material procurement, cleanliness, and safety. To keep you informed, your team will meet with you regularly, with increased communication at the start of your project.
2. Stay in the loop
We prioritize transparent communication. With 24/7 access to our online file-sharing system, you can track your project anytime- viewing budgets, changes, drawings, photos, proposals, and invoices all in one place.
3. Building Sustainable
We partner with third-party professionals to ensure your home exceeds Green Bulding standards, tailoring the approach to certifications like Florida Green Building Coalition, LEED, or National Green Building Standard.
4. Budget management
We provide full visibility into your budget, keeping you in control at every step. You can adjust funds between line items to accommodate your choices, whether upgrading or saving. Our fee is tied to construction costs, and we work with you to confirm each change along the way
5. Post-move
After settling into your new custom home, you’ll have 10 days to create a final punch list for any needed adjustments- building on the pre-occupancy walkthrough. Together, we’ll establish a dear process and timeline to address each item to your satisfaction.
Happily ever after
1. Continued care
Even after you’ve settled in, our support doesn’t stop. You’ll receive
detailed instructions for your home systems and warranties,
including an insured ten-year warranty from 2-10 Homebuyers
Warranty.
2. Final budget review
As your project wraps up, we reconcile all costs and provide a final
budget summary. Throughout the process, you’ve stayed informed
through monthly reviews with your Project Coordinator, ensuring
no surprises. During the closeout meeting, we review costs,
highlight overages or savings, and provide lien releases from trade
partners and vendors.
3. Seal of sustainability
With your home complete, a third-party green rater conducts final testing to ensure all sustainable features meet certification standards. Once approved, you’ll receive official Green Certification, showcasing your home’s superior energy efficiency and eco-friendly design.
